Yes I do conveyancing and the advice above is correct ā€“ when you exchange contracts you actually become what is known as a beneficial owner of the property and the person selling to you is just a trustee holding it for your benefit until completion.

The standard conditions of sale which are the small print in any conveyancing transaction say that the buyer is responsible for arranging insurance unless it is a leasehold setup where the management company arrange insurance for the whole building on the part of the freeholder who collects the cost back through the service charge.

I was in the away end with a Charlton mate just behind jones. I swear that bloke has some serious issues.

When Jimmy Dunne went off whatever he felt he knew straightaway. They walked in down the touchline and took him into the dressing room but he came back out after about 10 minutes in a tracksuit limping slightly but looking slightly less downcast.

Our end ā€“ the away fans ā€“ were very subdued for about 10 minutes after Jimmy went off and as I was relatively close to the defenders it was noticeable that Ronnie Edwards really stepped up in terms of directing the team at that point.

Charlton fans were overall quite depressed at how much better than them we were.

I did watch that game the other night parts of it were not championship standard.

Celtic have of course been utterly dominant domestically so much so that it looks like a bit of rot is setting in papered over by Martin O'Neill remaining an extremely good manager.

However one of the many rubbish things about the rise of the Premier league over the years is that the quality of players coming out of Scotland and Ireland seems to have gone into decline which is a loss overall to the game in my opinion.

I see Leicester put up for sale for 200m - seems a lot for a basket case league 1 club.

I do wonder if the financial controls on spending that have affected the likes of Aston Villa and Newcastle this year actually will suppress club valuations other than the very few at the top.

He is good and the pod is going strong. I also help him with a QPR WhatsApp group set up for those suffering from or affected by cancer (and afflicted by QPR) and it is very active- if anyone is interested DM me.

For those paying attention there is a clear drift from the club to working with influencers and different channels of communication- some might say avoiding critical channels. Perhaps that has affected WLS output. Always get the impression some like sticking the boot in to anyone they think has privileged access and Dave Mc (who I don't personally know) gets a lot of that.

I think that is right.

I saw a clip of Glenn Hoddle being interviewed the other day and basically someone had asked him why the English football team internationally had regressed after winning the World Cup in 1966. He said basically the coaching in England was terrible for a long period and as we all know there was a culture of distrusting talented players (Stan Rodney etc).

Not an accident perhaps that as a club we have had our most successful periods with highly innovative coaches.

I wonder if countries like South Africa basically lack the coaching infrastructure despite the huge public involvement.

Very important in my view that people in all walks of life are held to the truth. Cifuentes is no fool and knows what is and isn't actionable.

After all Southampton's post truth experiment seems to be not going that well.
