The Turners site is owned by ESG trading , a company that specialises in , amongst other things remediating contaminated sites... or did.. Their accounts are currently overdue... and it looks as though their website is down.
However, last time I checked, probably over 12 months ago, their website reckoned they could remediate an asbestos contaminated area for around £200k per acre.
Even if we assumed that it might now be £300k per acre, 5 acres would only cost £1.5m to remediate and on 5 acres you would easily build a new stadium with a huge car park and have a couple of 4g pitches as well, indeed you could have 10 acres remediated for less than the perceived value of the COA....and have the training facility next to the club too.
If ever there were a project for levelling up money.... its hard to think of a better one.... would RMBC support such a venture?, Who knows but the benefits would be huge, no more noise and aggravation for residents, the solution to a festering polluted land problem, new facilities for the club, reasonably distant from houses with the opportunity for concerts in a specially designed stadium, useable by Hornets too?

I think if you're going to develop a site like TBA then you have to go the whole hog, it’d be pointless developing half the site while leaving the rest, who would want to play sport right next to an abandoned contaminated asbestos factory? Wholly agree about cleaning it up though, it’s an eyesore & an embarrassment to the town.
I don’t think a stadium there is viable as access is very limited as it is but as a sports / fitness/ rehabilitation centre why not? You could easily fit 5-6 pitches on the site, throw in an athletics track & fitness suite with rehab centre / hydrotherapy pool (could be used in conjunction with the NHS)? & you might have a contender for levelling up cash. The more users the better, schools, dale & Hornets training, coaching sessions for kids in the holidays, Rochdale harriers, NHS physio & rehab sessions etc…
More end users means more potential funding, something a new MP could get his teeth into…??

OK so he’s one of the owners but he’ll still have expenses and they’ve already got Karl Robinson and Alex Bruce running the playing side.

I think the challenge from RMBC would be you have a perfectly good stadium that is more than fit for purpose and it is not as if the current stadium is falling to pieces and we need to move.

RMBC may also point to the mutli millionaire owner of RAFC and may also suggest that the proceeds from the sale of COA could help with any shortfall.

A quick look at the RMBC Q3 finance report has reported that adult social services is heading for a £2.9m overspend and childrens social services are £6.8m overspent. Football may not be top of the agenda.

The levelling up money secured in the last round of bidding will be spent on improvement works at Rochdale station, Heywood town centre and Middleton town centre.

The upsides quoted are heavily in the football clubs interest and cannot see how it benefits or, more importantly, provides value for money for the Council or the wider council taxpayers.

The " discussion" last season about parking around the stadium was something of a shot across the bows, although to be fair, anyone buying a house in the area will have realised there is a football ground there.

Whilst far from falling down, there is much wrong with the stadium currently that a new one would fix , from drainage of the pitch to gas in the kitchens ....A brand new stadium could also house better spaces for entertainment and events to bring income from other sources.

Maybe ultimately, the Atom Valley development along the M62 might offer an easier development opportunity than the Turners site.

I was at York’s stadium last weekend and did the full tour, something I didn’t manage when Dale were there last August.
The complex has commercial partners like a cinema and a bowling alley but also local authority amenities like a leisure centre including a swimming pool and a library.
This mix of private investment and public money really looks to work.
Could something like that work in Rochdale? And would it be an attractive proposition for the Ogdens?

Agreed on the parking issue, feel some of the drainage issues this year are a mixture of mother nature and perhaps cutting costs, so we made it to the end of the season. I lived near vicarage road and for the football you just plan for it and get used to it for the 23 home games a year for 3-4 hours a time. No great shakes.

Had a look into the Atom Valley development and the vision is to create a dynamic, interconnected manufacturing mega-cluster, blending innovative world-class industry with ground-breaking research and development.

The main site has the capacity to accommodate a mega-factory, one of only a small number of sites in the UK with this capability. However, the sites are suitable locations for companies of all sizes.

The main focus on the type of industry is advanced machinery for manufacturing and advanced sustainable materials, with a special emphasis on innovative technologies which contribute to achieving the Net Zero target.

I don’t know if a football ground will fit in with the Atom plan, but GMCA lead on it and it would have to go through them.

They promised us that Kingsway would not turn into a vast area of warehouses, but that promise was broken, so I tend to take their intentions with a giant pinch of salt when it comes to deciding what they want there. My guess is a stadium with decent parking and facilities to house conferences and events would employ more people than a vast automated warehouse, and yes there is a high-tech new materials site there but its hardly going to be like the Cambridge Pharma Park is it? Even the Graphene developments went out of Manchester rather than staying close to its inventors and the Graphene Research Centre... The problem is that its difficult to attract well paid talent from the leafy shires to the urban jungle of Rochdale especially given the recent publicity the town has attracted.
Maybe the drains comment was a bit tongue in cheek , but its always harder to fix inherent problems on an existing site than it is to build-in solutions from new. I just think its time to move on and have bigger thoughts and ideas and I include RMBC, The Gtr. Manchester Authority and the football club... Who knows , perhaps Starmer will throw a sack of money he hasn't got at Rochdale ....

The attraction for the Council for warehouses is that stacks of warehouses = stacks of business rates for the Council. In the era of declining Revenue Support Grants and central govt push for them to become self-sufficient, it is Councils ability to retain their business rates that is absolutely key to their survival.

Also, the location lends itself to a warehouse landscape. Furthermore, there is appetite for the construction of warehouses from the company building a warehouse and utilising our excellent road connections to the pension funds that invest in the construction of warehouses to provide rental returns. Pension funds, who have stacks of cash to invest in assets that provide steady eddie returns and warehouses do that.
