trust me from the side of one of the people who supply the very people who build these very developments NOTHING of scale is being build right now in london , odd site yes but of the scale its beenn london is dead , for example we havw guys who have worked for us solid reliable guys for 18 years in some cases never out of work doing food deliveries with sainsburys to psy some bills these guys are tops of the tree for driving cranes , our phone havent stopped with guys desperate for work every days of the week , major crane companies are layin people off weekly due to the lack of work out there, housebuilding is on its knees with the gov gateway and lack of money out there. which due to trump is showing signs of getting worse in the coming months

you're right, the only things being build are where the funding is already in place, anything else is just not going to start with the current political turmoil, and inflation and high interest rates ahead.

Some of the big house building companies re on there arses right now banks won’t lend to them and credit insurances companies won’t give credit against them so even if they do start a project we can’t get the insurance in once to cover ourselves in case they do a carillon and go belly up over night , lives through four recessions Covid and this and this is the worst of the lot . And it’s show no signs of changing his or next year , if the Saudis pull more money of the Uk i dread to think what will happen, I’m earning less per year than I earnt w0 years ago and I’m in. Niche part of construction , in all honestly at nearly 6o years old I’m crapping myself if things don’t improve soon

I work in the supply chain for major construction firms and can confirm nothing is being built.
What you're seeing are previous funded projects from years ago. There is very very little in the pipeline which means the economy is grinding to a halt.
I'll be amazed if we are involved in the Car Giant site.

Also, the Dairy Crest site at White City has been brought up on this site a few times over the years and that QPR should have bought it. I worked at Dairy Crest back then and that sale would never have happened.

There's usually a lag with these things, I hope that housing development stalling provides us with an opportunity to get involved where normally demand would price out buying the land for a stadium.

The big pension funds are awash with cash as our many of the private investment banks. It’s all about timing. Sometimes you have to look at what is awaiting planning permission and the scale of proposals.
The investment narrative that “West is Best” in London still holds sway to some extent. However, as anyone in construction (and there is many of you on this site) there are challenges with supply chain and Labour.
Wasn’t in the least surprised to hear Nourry say “no comment “ when asked about the car giant site. Ruben has more than enough financial backing to be a player on this and I assume they are seeing development/investment partners.

The general point that there is a dip in house building seems pretty irrefutable.

No doubt some projects are on-going because they were planned several years ago, and giving up now would be more ruinous.

The underlying question is surely how that impacts our chances here: on a positive the value of the land, reflecting widespread cuts to property values, should be considerably discounted on a few years ago (albeit so will the current value of Loftus Rd as a potential development site).

The bad news is the cost of borrowing is going in the opposite direction, as are materials.

The gentle sounding-out of possible partners is surely more sensible than the Fernandez naivety of announcing his intention to build on a site he didn't actually own.

A housing question that comes to mind, in my neck of the woods anyway. We have never ending calls from local politicians demanding that communities and construction companies build more houses, all the while applying big brother coercive regulations to force the issue. Now, anything built today will probably be around for the next 50 / 100 years, but school enrollments are plummeting, people aren't having children, so who are we building for?

Appreciate your knowledge of the industry, but just saying round here in Berkshire, Bracknell, Wokingham, Maidenhead, Reading and other local towns, the amount of new housing built or under construction, many many vast blocks of flats etc, construction has been ridiculously high.

And more and more vast construction sites are being approved and built constantly. Appreciate you may say, its a relatively affluent area but its way higher, faster and vaster than for decades.

Appreciate also, you saying locally to QPR, maybe many sites been approved years ago and under construction or about to start, but jeez since the 1990s to now, with White City Living, the Westfield centre and one thing that you not mentioned redevelopment of old office buildings into flats, where you dont require crane operators.

Where many office blocks remain empty due to people working at home, since covid, the amount of these being converted into flats is off the scale.

as i said stuff thats been pre financed or is gov run are happening but as per normal shed loads arent being built that should be , we usually plan a year or so ahead as do most companies and the order books are empty , usually by now we are up 60%/70 in labour supply orders for the rest of the year and next , for example we are starting one gov paid for scheme in york this week , first new project to start since march we would normally start 5./6 a week .
residential development is down a huge amount all over .

Look up 3 Church Road in Croydon for example. An early-mid 80s office block which has been turned into flats. The basement is flats with no natural light and accommodation below the minimum size, but it's been allowed and has tenants there, with rent being paid by housing benefit.

PDR needs review but - like on the Labour thread - who's going to stop it when we need more housing?

The conversion of car parks is a great idea unless you happen to have a corner flat and cant work out where the smell or urine wont ever go away as its seeped into the concrete for the last 20 years or so and an air freshener wont get rid of it .

They seem pretty fond of this in Haywards Heath where I live nowadays.

There's one called the Aspen not far from me that just looks like it shouldn't be allowed. Loads of empty office space in suburban commuter towns like mine though as all the satellite offices for large corporations shut down, and 90% of workers commute to Gatwick, London or Brighton. Guess there is a sort of sense to it. Looks a bleak place to live though and we're just in a two-bad flat in a 60s development so hardly living in a rural mansion.

Except for the actual quote was "nothing is really being built" which someone with a high IQ could tell is clearly intended as a less literal framing than "nothing is being built" as an explicit statement.

The funny thing about facts is that out of context they're untrustworthy. Politicians literally make careers out of this. You can list those building projects but unless you're going to demonstrate that this is meaningfully similar to the last 20 years (which I wouldn't recommend) then it's just a fact without context.

get the feeling benny might need some sort of help while being pushed around west london looking at the sky , two of the project quoted in actom actually closed down due nto the buiders henry construction 68 active sites in london at time of them going bust went under , think ten of them sites still hvent started again and 3 in west london funnily enough are being demolished due to the amount of time they have stoodd idle , time to do something i rarely do and block , benny enjoy the walks and the sunshine

This is industry parlance........ taking the word of a Contractor as literal is always risky!

I have to agree with these "recruiters and suppliers".
These lads are at the sharp end and (I'd imagine) old enough to smell another big downturn when one is in the offing. They call the Construction Industry "the barometer of the economy" for a reason and it is undeniably the first to feel the effects.... and I tell you I can feel them.

Come end of August we'll be turning off the lights and locking the doors.
We have ZERO live works to move both my teams onto and that is a huge concern.
Could see this coming just before Christmas and, as much as certain people can blame Brexit, Trump, golbal pressures, this is a direct result of govermental policy. Rachel from Accounts will be bang in trouble as the Autumn leaves fall IMHO.

So... yes... factually you are correct that things are being bult. They alway will be, especially in London.
However don't be decieved that the industry is buzzing like it was 2 to 4 years ago.

On the Car Giant site -- anyone who thinks the land cost can justify a football ground needs to see a professional head wobbler. No chance.
The Dairy Crest site was the same - I was working with Helical Bar on another job at the time and one of their Senior Directors told me there was zero possibilty of that being anything other than a dense modern day resedential development or it would be "the most expensive smallest football ground in the world".
London land costs in and around W12 remain eye watering and will do so forever.

The answer is Loftus Road but how that works I do not know.
